3. We shut off water and remove the old toilet Water supply is turned off, tank and bowl drained, supply line disconnected. The old toilet comes out and goes straight to our truck. We inspect the flange and subfloor before anything new goes in.

4. New wax ring and installation Fresh wax ring every time — we never reuse the old one. Toilet is set over the flange, leveled, bolted down, and tank secured. We check that it’s not rocking before we move on.

5. Reconnect, test, and clean up Supply line reconnected, water turned back on, tank filled. We flush multiple times and check for leaks at the base, tank bolts, and supply connection. Bolt caps on, base caulked, floor cleaned up. Done.

  • Corroded shutoff valve — If the shutoff valve under the tank won’t fully close, we replace it at the same time. Better to catch it now than after we’ve left.
  • Subfloor damage — If there’s soft or rotted subfloor from a previous leak, that needs to be addressed before installation.

Do I need to be home? Yes — we’ll need access to the bathroom and you’ll want to be there to approve any scope changes if we find something unexpected under the old toilet.


Can you remove and haul away my old toilet? Yes, that’s included. We take the old toilet with us — you don’t need to arrange disposal.


My toilet rocks — does that mean the flange is damaged? Not necessarily. Sometimes it’s just loose bolts or an uneven floor. Sometimes it is a damaged flange. We’ll assess it when we arrive and let you know what we’re dealing with before we start.
